Establishes a formal, exclusive working relationship between a buyer and their broker — defining services, duration, geographic scope, and compensation.

What Is This Document?

The Buyer-Broker Exclusive Employment Agreement is a formal contract between a buyer and a real estate broker that creates an exclusive working relationship. During the term of the agreement, the buyer agrees to work exclusively with that broker for the purchase of real property within the defined scope.

The agreement covers the duration of the relationship, the geographic area or property types included, the broker's compensation, and the buyer's obligations. It also defines what happens if the buyer purchases a property without the broker's involvement during the agreement period.

This is a more comprehensive commitment than the Agreement to Show Property. It is the standard form used when a buyer is ready to begin a serious, ongoing property search with a dedicated agent.
