When I first moved to Arizona from Nebraska, I had no idea what a County Island in Maricopa County was or in any County I suppose. It is not easy online to find homes sorted by County Island. Although, in my opinion, these homes have a long list of benefits as well as a long list of pitfalls.

What are the Pitfalls of Living on Horse Property Maricopa County Island homes?

Since I have been selling horse property for a couple of decades, I have fun into numerous pitfalls when people purchase a home on a county island. Let me give you a breakdown:

  1. If I am not their agent, many home buyers don’t know they are purchasing on a County Island.
  2. Private trash service. Your trash will not be part of City Services.
  3. Trash cans sitting out on the street all the time. This is because everyone in the neighborhood uses a different trash service on a County Island.
  4. Internet service. There is not Cox when you live on a County Island in the Phoenix area. The only Internet Service is going to be similar to a hotspot on your phone or Satellite. This isn’t always the case as some of my clients have paid thousands of dollars to have Cox Internet brought to their home.
  5. Sewer. Even if you are smack in the middle of Gilbert or another Arizona City, you could be on septic.
  6. Fire service. Oftentime homeowners will need to pay a subscription to Rural Metro in order to protect their home from fire. Depending on how far away Rural Metro is, your insurance rates could be higher.
  7. Emergency Service. When you call 911 and you live in Maricopa County Island homes, you will get the Maricopa County Sheriff, not the local police.
  8. Water. Rio Verde Horse Property has gone through this recently. Water was coming from Scottsdale but they are actually on County Island in Maricopa County. Scottsdale cut the water off to many homeowners receiving delivered water.
