If you have an HOA, what are your responsibilities as a seller?
As a seller, you may love or hate your HOA. Either way, you have an obligation when you sell your home to disclose everything that is going on in your HOA. Things like special assessments, fees, and any disputes that you are currently involved in with the HOA.
In Arizona, when you are selling your home, you must fill out a homeowners association addendum. This addendum in total is three pages and you, as the seller, will fill in the details on the first page. Your REALTOR® will provide you with a copy of this document when you sign your listing documents. Your HOA or management company can give you guidance on things like transfer fees, capital improvement fees, and other fees you will be asked about on this form.
