I have found when working with physicians they may require unique “after” hours to look at homes or they may have specific things they want to be done on their listings to accommodate them. Horse Property – Initially when I obtained my real estate license, I was looking for a horse property myself. I quickly learned most real estate agents knew nothing about horse property and how extra land was valuable to their clients. Over the years I have had experiences with septic systems, zoning, horse setups and additional parking and setups for trailer access. Also, riding trails and water issues. Flood irrigation is also a concern when buying horse property. My knowledge here is extensive and if you work with another agent, you will not see the value you are missing. Waterfront – I have sold many waterfront properties. These properties have their own unique set of rules and issues that can kill your deal if you don’t address them up front. Can you build a dock? Do they drain the lake? Can you ski? Is there more than one HOA? These are things we want to find out up front when you are buying and selling a waterfront property in Arizona. Don’t be left hanging because your agent wasn’t knowledgeable about a waterfront property. Each city has a section with waterfront homes.
