Rio Verde is a beautiful area. I say “area” because oftentime when people are talking about Rio Verde, they are really talking about the Rio Verde Foothills.

The Rio Verde Foothills are located between Scottsdale and the town of Rio Verde. This area has roughly 2,500 horse properties. The area itself is beautiful and it has been being built out by small local builders since the early 2000’s.

What is Wildcat Construction?

Wildcat construction is very common in Rio Verde Foothills. In Arizona, small, independent builders can buy a lot and split it into four parcels and build on it. The beauty of this for a small builder is they do not have to build out infrastructure such as sewers and roads, give a public report or give a 100 year assurance of water.  This doesn’t mean the homes have no septic. They do supply septic but not a public sewer. Also, they do provide a road, but not paved. It also means there needs to be access to water such as a shared well or hauled water tank.

What about Shared Wells in Arizona?

Most builders constructing new horse properties in the Rio Verde Foothills will drop a well and have it shared among four homes or they will set the home up to have water hauled. There are mountain views all around. However, if you have never been to Rio Verde there can be a bit of a shock. Dirt roads to most homes is common. There are many beautiful high end horse properties in this area and it is most common for them to be on a private well. In the Rio Verde Foothills about 500 homes are on hauled water and the other 2,000 have access to either a private or shared well.

What was the water issue in Rio Verde?

The Rio Verde Foothills have a Scottsdale address. What? Yes, that is right. Unfortunately, we have had many clients buy in that area prior to meeting us and they were not told anything about living on a Maricopa County Island, which includes the water issues.

When the water table dropped due to recent climate changes, the city of Scottsdale decided not to supply Rio Verde Foothills with water. This means delivery trucks such as Dynamite Water and Rio Verde Water could no longer go to Scottsdale and fill up their trucks to service home owners in the Rio Verde area.
