These neighborhoods allow for less land space than a Gilbert horse property would and yet, the gated entry and feel of the neighborhood offers luxury that a horse property typically doesn’t. Scarcity of Basement Homes in Gilbert
The reason there are not many Gilbert basement homes is the fact that they are more expensive to build. In Arizona where slab construction is the common way to build, it takes longer to build a basement home and with no frost line, a builder only has to dig the footings to 18″ in Arizona. Where back east and in the Midwest the frost line is several feet and must be dug anyway, it simply makes sense to add a basement at that point. In Arizona, it doesn’t. Also, appraisers would give less value to a basement homes in years past. They used to count the space as storage and didn’t recognize the value of a finished basement the way they would on a two story home with the second story finished.
