I had one client who was written up in a magazine as a model and another who was a big real estate tycoon. We had a Harlem Globe Trotter (man did he have some moves) and we have a lot of truly down to earth folks with great stories about their world. <p>As you may have read from my previous post, I used to love Westerns. I loved them for many reasons&#8230;one being it was time with my dad in his big chair. I used to love the end of the day when he would come home from work and spend time with me. <a href="http://askmichelleshelton.com/wp-content/uploads/2011/07/Copy-of-Saturday-April-25-2009.jpg"><img alt="Michelle on her first horse!" class="alignright size-full wp-image-1969" src="http://askmichelleshelton.com/wp-content/uploads/2011/07/Copy-of-Saturday-April-25-2009.jpg" style="width: 571px; height: 517px;" title="first-horse" /></a></p>
<p>I have included a photo of me on my first horse. Yes, it was my dad. He used to rear up and buck and gave me the full value of riding a horse. Number one&#8230;my horse loved me and I felt safe. Number two&#8230;we spent time together every day. Number three&#8230;It was FUN! Of course there was much deeper value and I could most likely extend it to a book. The point is, I did have a real horse when I was seven. My dad bought her for me. A mild mannered old mare. She was white with a few specks. I have no idea what breed she was&#8230;.she was for sure a real horse and that was all that mattered. </p>
<p>I barely got to ride her and we had a bad storm come through and within days of getting her, she was struck by lightening. I remember seeing her lie dead and feeling sad I had not even given her a name. She was forever known as the white horse. </p>
<p>I am not sure why I am telling you this&#8230;I guess because I didn&#39;t get the opportunity to bond with her like I did with my dad when he gave me horsey rides each night. I do know, my next horse was in my life into adult-hood and we had several understandings between the two of us. </p>
<p>Although I am not a horse owner now, I have fond memories from my childhood of growing up with horses and taking care of them, riding and grooming and even delivering a foul. Now I am focused on supporting clients in finding the best possible home for not only themselves for their horse&#8230;.their friend, their companion. </p>

<p>I grew up watching Westerns on TV. I would sit with my dad in the big chair and we would watch Clint Eastwood and sing the song, Rrolling, rolling, rolling, keep them doggies rolling, keep them doggies rolling, RAWHIDE.&quot;</p>
<p>Yesterday I drove to Phoenix to look at a very unique horse property. Our website, <a href="http://www.askmichelleshelton.com">www.askmichelleshelton.com</a> features horse properties all over the Phoenix Valley and even some Tucson and Northern Arizona properties. For that reason these folks wanted to see what we could do with their unique property.</p>
<p><a href="http://askmichelleshelton.com/wp-content/uploads/2011/07/600full-rawhide-screenshot.jpg"><img align="left" alt="Southwest" border="2" class="alignright size-medium wp-image-1968" height="225" hspace="5" src="http://askmichelleshelton.com/wp-content/uploads/2011/07/600full-rawhide-screenshot-300x225.jpg" title="rawhide" vspace="5" width="300" /></a>I love the fact that the property next to them is the Phoenix Preserve and there is opportunity for horseback riding in every direction. I also loved the fact that there was a historical rock house on the property and there was another one on the Preserve next to them that was called ruins. They were built in the 1800&#39;s and this owner has hers rented out. It is amazing.</p>
<p>The value of this property is really in the multiple business opportunities available. They have been boarding for years and have a database of clients. The majority of their clients have been with them for years and continue to do business with them. They also have been working with the city for four and a half years to get zoning to offer a Dude Ranch. What that means is, someone could come in and simply asphalt the parking areas and offer trail riding into the Preserve and host BBQ&#39;s. The mountains are beautiful. The city lights are beautiful. How much fun would it be to have a Rawhide trail ride and eat some good Western food at the end of the trail ride? I envision Boy Scout Groups, Family Reunions, School Groups and all sorts of family events jumping in on this one!</p>
<p>The couple has built this business over 35 years and they have put their heart and soul into it. I see someone stepping in and taking what they have built to the next level with the trail rides and BBQ&#39;s. This could be one of the hottest tickets in the Valley.</p>
<p>I remember going to Rawhide in Scottsdale when I first moved here. It is a little different than this ranch of course, I use the comparison because everyone I talked to asked me if I had been there. There is something attractive about the Wild West. That Western feel of Arizona. The rocks. The cactus. We just don&#39;t want to give that up and when we find a place and people who allow us to tap into that&#8230;well it is priceless. It takes me back to that big chair with my dad&#8230;maybe that is what it is&#8230;yeah&#8230;.keep them doggies rolling&#8230;.</p>

<p>This is Belle. She is three years old and weighs 49 pounds. She was flow to Arizona and ran off near East Vaughn in Gilbert, AZ on June 10th, 2011. She is a Red Tri shepherd. Any an all information is helpful. Please help find her.&nbsp; <br />

Linda had just flown back to Washington when she got the news that Belle had been found. She is on her way flying back to Arizona today. <p>	The Story from Linda: Just got the story: Belle was found in a very nice gated community in Gilbert, AZ between Elliot and Guadalupe off off Lindsay. Two young guys 19/20 found her lying under a truck in their driveway, today. They put Belle in the house and went to PetSmart to ask if they had a microchip reader, because they had found a &quot;brown&quot; dog. PetSmart said no, but you can look at the flyers on the board. The boys ID&#39;d Belle from the flyer and called the AZ couple who then called/emailed me. Sooo, that&#39;s today&#8230;but, where might Belle have been since 6-10-11??? Do you think Belle will tell?</p>

<p>A bill signed into law by Gov. Jan Brewer will ease the tax burden of equine-based operations, an important industry in the Northeast Valley.</p>
<p>House Bill 2552 will place equine breeding, training and stabling facilities into the agricultural property-tax classification. Horse-rescue facilities will be considered agricultural.</p>
<p>Previously, for the purposes of property <a class="itxtrst itxtrsta itxthook" href="http://www.azcentral.com/community/scottsdale/articles/2011/05/12/20110512new-arizona-law-will-ease-taxes-equine-operations.html#" id="itxthook0" rel="nofollow" style="font-weight: normal; font-size: 100%; text-decoration: underline; border-bottom: 0.075em solid darkgreen; padding-bottom: 1px; color: darkgreen; background-color: transparent;"><span class="itxtrst itxtrstspan itxthookspan" id="itxthook0w0" style="background: none repeat scroll 0% 0% transparent; font-size: inherit; font-weight: inherit; color: darkgreen;">taxes</span></a>, breeding was the only equine-based operation considered agricultural by the Arizona Department of Revenue.</p>
<p>All other equine professional operations were considered commercial and taxed at a higher rate.</p>
<p>The bill will go into effect next month.</p>
<p>The state Department of Revenue is creating the guidelines for the new law, which will be enforced by each county&#39;s assessor&#39;s office.</p>
<p>It was unanimously passed in the Senate, and two people voted against it in the House.</p>
<p>Philip Bashaw, government relations manager for the Arizona Farm Bureau Federation, said that in recent years, a number of horse farms were being classified as commercial when historically they had been considered agricultural.</p>
<p>Arizona&#39;s horse industry generates more than a billion dollars a year, according to a University of Arizona College of Agriculture and Life Sciences study released in 2001.</p>
<p>&quot;I have no doubt that many horse farms may have gone out of <a class="itxtrst itxtrsta itxthook" href="http://www.azcentral.com/community/scottsdale/articles/2011/05/12/20110512new-arizona-law-will-ease-taxes-equine-operations.html#" id="itxthook1" rel="nofollow" style="font-weight: normal; font-size: 100%; text-decoration: underline; border-bottom: 0.075em solid darkgreen; padding-bottom: 1px; color: darkgreen; background-color: transparent;"><span class="itxtrst itxtrstspan itxthookspan" id="itxthook1w0" style="background: none repeat scroll 0% 0% transparent; font-size: inherit; font-weight: inherit; color: darkgreen;">business</span></a> and the jobs, both direct and indirect, would have gone with them,&quot; he said.</p>
<p>About two years ago, assessors began looking at breeding properties in individual parts, reclassifying parts of certain properties, Bashaw said.</p>
<p>For example, he said, if one part of a property was being used to train horses and another part for breeding, those parts of the property would be classified as commercial and agricultural, respectively.</p>
<p>He said that the reclassifications were complicating things and that the new bill makes it clearer, establishing the original intent of the law.</p>
<p>Rep. Heather Carter, a Republican representing much of the Northeast Valley, co-authored the bill. She said the new law is intended to protect property taxpayers who were historically treated one way but had their tax status changed even though their business did not.</p>
<p>She said professional horse breeding encompasses a full range of equine operations, including training and stabling or any combination of those activities.</p>
<p>&quot;You can&#39;t just breed mares and then send them on their way,&quot; Carter said. &quot;It all sort of goes together. It&#39;s all in one. The operations supplement each other. You can&#39;t tease out each individual activity. If you did that, there would be no business.&quot;</p>
<p>The law will not apply to horse hobbyists who own one or two horses in their backyard. Ultimately, the Department of Revenue will determine the full implementation of the new law, Carter said.</p>
<p>David Boisvert, land division manager for the Maricopa County Assessors Office, said agricultural properties are supposed to be reviewed every four years to make sure the properties are being utilized in a manner that meets the statute.</p>
<p>Boisvert said new reclassification practices have come about due to recent court decisions on land use.</p>
<p>He said 150 to 230 properties in the eastern half of Maricopa County are potential candidates to qualify as agricultural properties.</p>
<p>In order to qualify as an agricultural property, it must be in agricultural production for seven of the past 10 years and it must be primarily used for agricultural purposes. This includes breeding, training, and stabling of horses.</p>
<p>&quot;The new law will include a wider horse operation, which will adjust the tax-rate base,&quot; Boisvert said.</p>
<p>Sean Englund, manager of Loma Vista Farm in Rio Verde, said his 20-acre farm, which has been agricultural since it was built in 2000, has never been canvassed by the Assessor&#39;s Office but was reclassified to commercial in 2010 for tax year 2011.</p>
<p>He estimates the change could cause his property taxes to increase roughly $20,000 to $60,000.</p>
<p>In 2012, the property will be reclassified back to agricultural, but by then, he said, the increased property taxes could break his business.</p>
<p>On his property, horses are bred, stabled and trained and have been for about 10 years. He said ideally they are sold by the time they reach 4 or 5 years old. It&#39;s a continuous process, he said, and classifying his property as commercial because training and stabling occur on-site is unfair.</p>
<p>He said he could lose his business that his family has been building up since the 1960s.</p>
<p>&quot;The bill affects us hugely,&quot; Englund said. &quot;But we still could be driven out of business.&quot;</p>

We closed on a home today off of 68th Street and Cactus in Scottsdale and boy was it a challenging sale! Many of my repeat clients have heard me tell the story of flying on my airplane and talking about turbulence in a real estate transaction. This deal was the roughest ride I have ever had!</p>

			<content:encoded><![CDATA[<p>Canadians are flocking to buy homes in Scottsdale, Gilbert and other Southeast Valley cities. I know our team alone has had dozens of calls from Canadians and we have shown hundreds of horse properties in Arizona to Canadian home buyers. </p>
<p>It has been my experience that many of these Canadian home buyers are luxury home buyers. The buyers I have served were in the $900,000 to 3 Million dollar range. There are many luxury horse properties in Cave Creek and Scottsdale. </p>
<p>I have since secured a bidding company for homes that are over $900,000. There is a 3.5% commission charged on top of the sales price. Many home buyers are finding they save money finding a home to purchase that is distressed and in a pre-foreclosure state and then they secure us to bid on it for them at auction. </p>
<p>The value of the bidding company is they have a relationship with the other bidding companies and they can communicate with each other and not have other companies bidding on a home that their client wants.
