I grew up watching Westerns on TV. I would sit with my dad in the big chair and we would watch Clint Eastwood and sing the song, Rrolling, rolling, rolling, keep them doggies rolling, keep them doggies rolling, RAWHIDE."
Yesterday I drove to Phoenix to look at a very unique horse property. Our website, www.askmichelleshelton.com features horse properties all over the Phoenix Valley and even some Tucson and Northern Arizona properties. For that reason these folks wanted to see what we could do with their unique property.
I love the fact that the property next to them is the Phoenix Preserve and there is opportunity for horseback riding in every direction. I also loved the fact that there was a historical rock house on the property and there was another one on the Preserve next to them that was called ruins. They were built in the 1800's and this owner has hers rented out. It is amazing.
The value of this property is really in the multiple business opportunities available. They have been boarding for years and have a database of clients. The majority of their clients have been with them for years and continue to do business with them. They also have been working with the city for four and a half years to get zoning to offer a Dude Ranch. What that means is, someone could come in and simply asphalt the parking areas and offer trail riding into the Preserve and host BBQ's. The mountains are beautiful. The city lights are beautiful. How much fun would it be to have a Rawhide trail ride and eat some good Western food at the end of the trail ride? I envision Boy Scout Groups, Family Reunions, School Groups and all sorts of family events jumping in on this one!
The couple has built this business over 35 years and they have put their heart and soul into it. I see someone stepping in and taking what they have built to the next level with the trail rides and BBQ's. This could be one of the hottest tickets in the Valley.
I remember going to Rawhide in Scottsdale when I first moved here. It is a little different than this ranch of course, I use the comparison because everyone I talked to asked me if I had been there. There is something attractive about the Wild West. That Western feel of Arizona. The rocks. The cactus. We just don't want to give that up and when we find a place and people who allow us to tap into that…well it is priceless. It takes me back to that big chair with my dad…maybe that is what it is…yeah….keep them doggies rolling….
